What a Puget Sound windstorm actually does to a roof

Seattle does not get the storm damage that makes national news. We get no hail seasons worth naming, no hurricanes, and rarely the snow loads that collapse structures east of the Cascades. What we get instead, reliably, between roughly November and February, is a sequence of atmospheric river events: sustained wind arriving off open water, accompanied by heavy rain, sometimes for days.

That produces a specific and consistent damage pattern, and understanding it matters because most of it is invisible from the ground.

Broken sealant strips. Every asphalt shingle has an adhesive strip that bonds it to the course below once warmed by sun. Sustained wind flexes the shingle repeatedly until that bond breaks. The shingle then lies flat and looks completely normal, but it is no longer sealed — and the next time wind and rain arrive together, water drives underneath it. This is the most common windstorm damage in Seattle and the most commonly missed, because there is nothing to see.

Lifted and creased tabs. One step further along. The shingle has been folded back and returned, leaving a crease across it that has fractured the mat. A creased shingle is a failed shingle even though it is still in place.

Missing ridge caps. Ridge caps sit at the most exposed line on the roof and are frequently the first thing to go.

Branch strikes. Seattle's mature bigleaf maple, Douglas fir, and western red cedar shed substantial limbs in sustained wind. A falling limb can fracture sheathing without leaving an obvious hole in the shingle surface.

Gutter and fascia failure. Gutters loaded with debris and water, hit by wind, pull away from fascia — especially where the fascia has already been softened by years of drip edge absence or overflow.

The first hour: safety before anything else

Before roofing enters the conversation, a few things genuinely matter more.

Electricity. Water reaching light fixtures, ceiling fans, or wiring is an electrocution and fire risk. If water is running near any electrical component, shut off power to that circuit at the panel. If water is entering the panel area itself, or if you are unsure, shut off the main and call an electrician.

Ceiling collapse. A ceiling holding water bulges visibly and sags. Saturated drywall is heavy and fails suddenly, and a full bulge can bring down a large section along with insulation. Keep people out from under it. The counterintuitive correct action is to relieve it deliberately: from the side, not underneath, with a bucket positioned below, puncture the lowest point of the bulge with a screwdriver to let the water drain in a controlled stream. A small hole you made is a far better outcome than a ceiling section landing on the floor.

Staying off the roof. A wet, wind-loaded, possibly structurally compromised roof during or immediately after a storm is one of the more dangerous places a homeowner can be, and this is the moment when people fall. Falls from roofs are a leading cause of serious home-maintenance injury, and a storm-damaged roof may have compromised sheathing that will not hold weight. Nothing on your roof is worth this. Assessment can wait for daylight, dry conditions, and preferably someone with fall protection.

Interior containment. Buckets and tarps under active drips, belongings moved out of the affected area, and if the volume is significant, water directed toward a drain rather than allowed to spread across flooring.

Do This Before You Clean Up

Documentation, which determines what your claim is worth

The most consequential thing you do in the first day is photograph everything, and almost everyone under-documents. Once debris is cleared and water is mopped, the evidence is gone and you are describing damage rather than proving it.

Photograph before touching anything

Wide shots establishing the whole room or elevation, then medium shots, then close-ups of specific damage. Include a recognizable reference for scale. Photograph the interior damage, the water on the floor, the affected belongings, and the exterior from multiple angles. Video walking through narrating what you are seeing is worth more than people expect.

Timestamps and weather

Digital photos carry metadata, which establishes when damage was documented. Also note the date and time of the storm event itself. Insurers evaluate claims against recorded weather data, and matching your documentation to a specific named event strengthens the claim considerably.

Do not discard damaged material

Keep the shingles that came off, the section of ruined carpet, the damaged belongings, until the adjuster has seen them or explicitly released them. Physical evidence is difficult to dispute and easy to lose.

Document the emergency work too

Photograph the tarp installation, keep receipts for tarps, lumber, and fasteners, and log your own hours if you did the work yourself. Reasonable emergency mitigation costs are typically reimbursable, and policies generally obligate you to mitigate further damage — so doing it and documenting it serves both purposes.

Tarping correctly, and the common ways it is done wrong

A tarp is a temporary roof. Done properly it stops water for weeks while a permanent repair is arranged. Done badly it fails in the next wind, or worse, causes damage that outlives the storm.

Material

Use a heavy reinforced polyethylene tarp, ideally 6 mil or heavier with woven reinforcement and grommets. Lightweight hardware-store tarps shred in sustained wind and degrade quickly under UV. Size it substantially larger than the damaged area — you need enough material to extend well beyond the damage in every direction, with extra for wrapping battens.

Run it over the ridge whenever possible

This is the detail that matters most and is skipped most often. The top edge of a tarp should extend over the ridge and down the opposite slope. If the top edge stops partway up the slope, every drop of water running down the roof above the tarp arrives at that edge and goes underneath it, and the tarp is now channeling water into the damage rather than away from it. A tarp that does not reach the ridge must have its top edge sealed and secured under the shingle course above, which is difficult to do well and is why running over the ridge is preferred.

Secure with battens, not face fasteners

The correct method: roll the tarp edge around a length of furring strip or 1x3 lumber several times, then fasten through the wrapped assembly. The wrapping distributes load across the whole edge so wind cannot tear the tarp free at individual fastener points, and the batten holds the edge flat against the roof.

The damaging method, which is extremely common: driving screws or nails straight through the tarp into sound shingles across the field of the roof. Every one of those fasteners is a new penetration through an intact roof surface. When the tarp comes off, dozens of holes remain in shingles that were previously fine, and each one will leak. Emergency tarping should never create new damage to undamaged areas of roof.

Where fasteners must land, they should go into the damaged area being covered, or into battens positioned so the eventual repair will encompass them.

Tension and drainage

A loose tarp collects water in pockets, and a pocket holding water is heavy enough to tear the tarp and to hold sustained load against the roof. It also flaps, which destroys the tarp and abrades the shingles beneath it. Pull it taut, and ensure water can run off the bottom edge rather than pooling behind a batten.

Treat it as temporary

Polyethylene degrades under UV, and a tarp left through a Seattle winter will be brittle by spring. A tarp is a bridge to a repair measured in weeks, not a solution measured in seasons. Roofs left tarped for a year are common and they are almost always accumulating damage underneath.

The insurance conversation

Sudden damage versus wear

Homeowners policies generally cover sudden accidental damage from a covered peril such as wind, and generally exclude deterioration, age, poor maintenance, and pre-existing conditions. That distinction is where roof claims are won and lost, and it is why documentation tied to a specific storm event matters so much. Damage that can be characterized as gradual is damage the carrier can decline.

It is also why post-storm inspection has value even when nothing appears wrong. Broken sealant strips are storm damage, but if they go undocumented and the roof leaks eighteen months later, that leak looks like age.

Deciding whether to file at all

Not every damage event should become a claim. Get a repair estimate first and compare it to your deductible. If a repair costs modestly more than the deductible, filing may be a poor trade: claims history affects future premiums and, in some cases, renewal eligibility. A claim makes clear sense when damage is substantial relative to the deductible. For smaller repairs, paying directly is frequently the better long-term financial decision.

Replacement cost versus actual cash value

Worth knowing before you need it. A replacement cost policy pays what it costs to replace the damaged roof today. An actual cash value policy pays that figure minus depreciation for the age of the roof, which on a fifteen-year-old roof can be a very large reduction. Many policies have also shifted older roofs to actual cash value or to a roof-specific schedule at renewal without homeowners noticing. Check which you have while your roof is intact, not after a storm.

Working with the adjuster

Be present for the inspection. Provide your documentation directly. It is entirely reasonable to have your roofing contractor present at the same time so that scope disagreements are resolved in person rather than through a sequence of letters. If the adjuster's scope omits items you believe are damaged, ask for the reasoning in writing, and supply photographs supporting the disputed items.

Storm chasers, and how to recognize one

Significant storms bring out-of-area contractors into a market quickly. Some are legitimate operations expanding capacity. Many are not, and the damage they do is compounded by the fact that they will not be reachable when their work fails.

Warning signs worth taking seriously: unsolicited door-knocking immediately after a storm; pressure to sign anything today; a claim they can waive or absorb your deductible, which is insurance fraud and exposes you as well as them; a demand for large payment up front before materials arrive; vehicles and licensing from out of state; no verifiable local address or history; and offers to inspect your roof for free followed immediately by dramatic findings and an urgent quote.

Also be cautious with any document assigning your insurance benefits to a contractor. Assignment of benefits arrangements transfer your right to negotiate and be paid directly to the contractor, and they have been abused extensively in storm markets. Read anything presented as routine paperwork.

The straightforward protections: verify the contractor's Washington state registration and that their bond and insurance are current, confirm a physical local address, ask for local references from the last year rather than a portfolio, and get the scope in writing before any payment. A legitimate contractor will be entirely comfortable with all four requests.

After the tarp: what a proper storm repair involves

Once the immediate crisis is contained, the actual assessment can happen, and it should cover more than the obvious hole.

The full-slope sealant check is the part that gets skipped. If wind was strong enough to remove shingles in one area, it was strong enough to break sealant bonds across a much wider area. A repair that replaces the missing shingles and ignores the surrounding field leaves a roof that will leak in the next storm and will then be attributed to a different cause. Shingles across the affected slopes should be checked individually by lifting them to confirm the seal.

Sheathing beneath any impact point needs to be inspected from the attic side, because a limb strike can fracture a panel without breaking the shingle surface visibly. Flashing at every penetration on affected slopes should be re-checked, since sustained wind lifts and works flashing loose. Gutters need to be checked for pull-away at the fascia, and the fascia itself for the softness that let it happen.

And matching matters practically: on a roof more than a few years old, weathering means new shingles will not match exactly, and on a discontinued product they may not match at all. That is a legitimate factor in the repair-versus-replace conversation and a legitimate item in an insurance discussion, particularly where a damaged slope is highly visible.

Finally, timing. In Seattle, storm season is not a single event but a series running from November through February, and a roof damaged in the first system is a roof exposed to every system after it. The gap between tarp and permanent repair should be measured in weeks.
