The word covers an enormous range of activity. At one end, someone glances at your roof from the driveway and offers an opinion. In the middle, a contractor climbs a ladder, looks across the surface from the eave, and comes down. At the other end, someone walks the roof plane by plane, examines every penetration individually, goes into the attic, measures ventilation, and produces a written document with photographs.
All three are commonly described as a free roof inspection. Only the third has any evidentiary value, and only the third helps you make a decision, because a roof is not one object in one condition. It is a collection of components ageing at different rates. Shingles might have twelve years left while the vent boots have two, the chimney counter flashing has zero, and the attic is quietly wetting the sheathing from below.
This article covers what a complete inspection actually includes, how to read a report critically, and how to do a useful seasonal check yourself without getting on the roof.
Granule coverage is the primary ageing indicator on asphalt, because granules are the only UV protection the asphalt mat has. Inspection should note bald or thinning areas, granule accumulation in gutters, and shingle flexibility — a shingle near end of life cracks when lifted rather than bending. Also documented: cupping, curling, blistering, and any lifted tabs indicating broken sealant bonds. Nail placement and exposure patterns get noted too, because they reveal whether the original installation was done to spec, which predicts how the roof will behave for the rest of its life.
Not a general note that flashing looks fine. Each chimney, skylight, vent pipe, and roof-to-wall junction gets examined on its own terms: chimney counter flashing seated in a mortar reglet or merely surface-caulked, cricket present where required, step flashing woven or a single caulked length, kickout present at every wall termination, boot collars intact, skylight flashed with a kit or sealed in. This is where most leaks originate, so it deserves most of the inspection time.
Valley type, debris accumulation, condition of any exposed metal, and whether valley terminations at the eave lap correctly over the drip edge. Under Seattle's canopy, a valley full of conifer needles is a finding, not a housekeeping note.
Drip edge present or absent at eaves and rakes, condition of fascia and soffit, evidence of water wicking behind gutters. Missing drip edge is a slow cumulative failure that ends in fascia rot and gutters pulling off the house.
Any inspection that skips the attic has examined half the roof. From below you can see deck staining, delamination, rusted nail shanks, daylight, and the distribution pattern that separates a leak from condensation. You can also see whether exhaust ducts terminate in the attic, whether soffit intake is blocked, and whether insulation is damp. In this region the attic section is frequently the most consequential part of the report.
A useful report states the attic square footage, the required net free ventilating area, and what is actually installed — not a note saying ventilation appears adequate. Net free area accounts for screens and louvres, so it is substantially less than the apparent opening size, and a system can look well vented while delivering a fraction of the required airflow.
Extent and location, and more importantly the conditions producing it: overhanging limbs, permanent shade, poor drying, debris traps. Removing moss without changing conditions means removing it again in two years.
Ridge line sag, deflection between rafters, and any visible framing damage. Sighting along the roof plane from the ground at a low angle reveals deflection that is invisible looking straight on.
Every material finding should be supported by a photograph of your roof, ideally with enough context to locate it. Reports illustrated with generic images of damaged roofs are marketing documents. If you cannot see the defect you are being asked to pay to fix, ask for a photograph of it.
A good report distinguishes observation from opinion. "Vent boot collar is cracked" is a finding. "Recommend replacement within 12 months" is a recommendation. When the two are merged into urgent-sounding prose, you cannot evaluate the reasoning.
Act now, plan within two years, monitor. When every item is labelled urgent, that is a sales structure rather than an assessment. Real roofs almost always have a mix, and a report that acknowledges the mix is more credible, not less.
A number, with reasoning attached. This is the single most useful line in the document for budgeting, and it is the line most often omitted — because it is the one that tells you not to buy anything yet.
An honest report states what could not be assessed and why: no attic access, areas too steep to walk safely, sections under snow or heavy moss. Silence about limitations implies a completeness that is rarely achievable.
Findings without photographs. A quote attached before you have read the assessment. Pressure to sign during the visit. Refusal to provide the report in writing. Claims that the roof is dangerous or must be addressed immediately without a specific, photographed defect to point at.
Two useful checks a year, tied to Seattle's actual weather calendar, will catch most problems while they are still inexpensive. Neither requires getting on the roof, which we would discourage on a wet or steep surface regardless.
This is the important one, because everything you find now is something that will not be wet for the next eight months.
From the ground with binoculars: scan each roof plane for missing, lifted, or creased shingles. Check every chimney for a cricket on the uphill side and every roof-to-wall junction for a kickout at the base. Look at valleys for accumulated needles and leaf litter. Look for moss, noting where it is concentrated. Look for black roof cement anywhere, which marks previous failed repairs. Check the line of drip edge metal along the eaves.
On the exterior walls: look below every roof-to-wall junction for staining, peeling paint, or swollen siding, which is the signature of a missing kickout.
At the gutters: clear them, and while you are there look at what comes out. A significant volume of granules means the shingle surface is shedding its UV protection, and that is your ageing signal. Check that gutters are still firmly attached and that downspouts discharge well away from the foundation.
In the attic: go up on a bright day with the lights off. Look for daylight, staining on rafters and sheathing, rusted nail shanks, damp insulation, and exhaust ducts that terminate in the attic rather than exiting the building. Note whether soffit vents are visible and open at the eaves or buried under insulation.
A repeat of the exterior scan, focused on what winter changed: shingles displaced by wind, ridge caps missing, limb damage, gutters pulled loose, and any new staining inside the attic. Spring is also when a winter's worth of moss growth is most visible and when treatment is most effective, ahead of the drier months.
Scan for displaced material and photograph anything you find, dated. The most common Puget Sound wind damage — broken sealant bonds — is invisible from the ground, so if a storm was severe and neighbours are finding shingles in their yards, a professional look is worth it even if your roof appears untouched.
Before listing. A documented roof condition report removes the largest unknown from a buyer's mind and takes the roof off the negotiating table. Finding a decking problem during your buyer's inspection is the most expensive possible moment to find it, because you are negotiating with no leverage and a closing date.
Before buying. General home inspectors are competent generalists, but the roof section is frequently the weakest part of a general inspection and is sometimes performed from a ladder or from the ground. On a house where the roof is the major variable, a specialist inspection is worth a separate fee, and it gives you either reassurance or a negotiating position.
After a storm. Documentation tied to a specific weather event is what separates a covered sudden-damage claim from an excluded wear-and-tear denial eighteen months later.
At year fifteen, then annually. Most Seattle asphalt roofs enter decline between years fifteen and twenty-two. Annual checks through that window catch boots, flashing, and valley failures while they are still small repairs rather than deck replacements.
For a second opinion. If you have a replacement quote and are unsure, a separate assessment is a reasonable and inexpensive check. A roof that genuinely needs replacing will still need replacing next month.
Honest scoping means being clear about the limits, because a report that implies total certainty is overselling.
Decking condition is inferred, not seen. Unless there is full attic access with an unobstructed view of the sheathing underside, the deck is assessed indirectly — from staining, from feel underfoot, from deflection, from the age and type of construction. Insulation covering the attic floor, finished attic space, and vaulted ceilings all reduce visibility. The only way to know the deck with certainty is to remove the roof, which is why a decking allowance and a stated per-sheet price belong in any replacement quote.
Concealed assemblies stay concealed. A vaulted or cathedral ceiling has no accessible cavity. Wall assemblies below roof-to-wall junctions cannot be opened during an inspection. Damage from a missing kickout flashing may be extensive inside a wall and produce nothing visible on either surface. An inspector can identify the risk condition and the exterior symptoms, but confirming the interior damage requires opening something.
Intermittent leaks may not present. A leak that only appears under wind-driven rain from a particular direction will not reveal itself on a dry inspection day. Historic staining tells you it happened; it does not tell you it is still happening. This is why controlled water testing is a separate exercise from an inspection, and why an inspection following a specific complaint should be scheduled differently from a general condition assessment.
Remaining service life is an estimate. It is grounded in observable evidence — granule retention, shingle flexibility, ventilation quality, exposure — but it is a projection, and a severe wind event can shorten it in an afternoon. Treat the number as a budgeting tool, not a guarantee.
Safety limits the scope. Steep pitches, wet surfaces, moss-covered planes, and structurally questionable decks are not walked, and they should not be. An inspector who reports having walked every plane of a wet 12:12 roof in February is telling you something about their judgement. Areas assessed from a ladder, from a drone, or from the ground should be identified as such in the report.
A roofing contractor inspecting your roof has an obvious commercial incentive to find work, and pretending otherwise would insult your intelligence. The honest response is not to deny the incentive but to structure the work so you can check it.
That means every finding is photographed so you can evaluate the evidence yourself rather than taking anyone's word for it. It means urgency is tiered rather than uniform. It means a stated remaining service life even when that number argues against buying anything now. And it means being willing to write down, in a document you keep, that a roof is fine.
If a report cannot survive that structure — if the findings are unphotographed, the urgency is uniform, and the recommendation is always replacement — the incentive is doing the work rather than the inspection.
