The Fascia Rot Cascade

Fascia rot is the most predictable expensive repair in Pacific Northwest home maintenance. It follows a fixed sequence, it takes years, and it is preventable at every stage until the last one. Here is the progression, with the intervention point and rough cost implication at each step.

Stage 1: Debris accumulates

Under bigleaf maple, Douglas fir, and western red cedar, this is continuous rather than seasonal. Conifer needles are the harder problem — they arrive year-round and pack into a dense felted mat that sheds water rather than passing it.

Intervention: clear gutters twice a year minimum, more under conifers. Cost: an afternoon, or a modest service fee.

Stage 2: Water goes where it should not

A blocked or overloaded gutter overflows at the outer lip, sending a sheet of water down the face of the fascia. That is the visible failure.

The less visible and more damaging path is behind the gutter. Where drip edge is missing — and it is missing on a great many older Seattle homes — water leaving the shingle edge does not fall cleanly. Surface tension curls it back underneath the edge and onto the fascia board directly, bypassing the gutter entirely even when the gutter is clean.

Intervention: clear the blockage; confirm drip edge exists. Cost: still small, though retrofitting drip edge properly means lifting the shingle edge and is best done at re-roof.

Stage 3: The fascia stays wet

Now the board is wet for most of the year. In a climate that keeps wood above the moisture content decay fungi require for eight months at a stretch, painted wood begins to fail: paint blisters and peels, the surface greys, and the board absorbs rather than shedding.

This is the last easy stage, and it is visible from the ground if you look. Peeling paint along a fascia line, or a dark stripe on the board behind the gutter, is the warning.

Intervention: fix the water source, let it dry, scrape, prime, repaint. Cost: a weekend and materials.

Stage 4: Rot establishes

Decay fungi are now active in the board. It softens, darkens, and loses structural integrity. Press it with a screwdriver and the tip sinks in. Rot spreads along the grain and into adjoining material — into the soffit, and at the worst end into the rafter tails, which are structural.

Intervention: replace the affected fascia sections. Cost: a real repair, requiring gutter removal and reinstallation, but confined to trim.

Stage 5: The gutter comes off

Gutters fasten to fascia. When the fascia no longer holds fasteners, the gutter is being held by rotten wood.

It fails during a storm, loaded with wet debris and water, and it typically takes a section of trim with it. Homeowners experience this as storm damage. It is not — it is five years of drainage failure with a storm supplying the final push, which also matters for insurance, because carriers exclude damage resulting from deterioration and lack of maintenance.

Intervention: replace fascia, replace or reinstall gutters, repair collateral trim damage. Cost: multiples of stage 4.

Stage 6: Structural involvement

Where rot has reached the rafter tails — the projecting ends of the roof framing that the fascia is nailed to — this is no longer trim work. Rafter tail repair means opening the eave, sistering or replacing framing ends, and it generally requires permitting.

At this point the roof edge detail, the soffit, the fascia, and the gutter system all typically need rebuilding together, and it is frequently discovered during a re-roof rather than before.

Cost: the largest step in the sequence, and entirely avoidable at stage 1.

Catching it early

Three checks, none requiring roof access.

Look at the fascia line from the ground along each elevation. Peeling paint, dark staining, or a wavy line where the board is no longer straight are all early indicators. Compare elevations — the shaded north side usually shows it first.

Press the board from a ladder with a screwdriver at intervals, particularly near downspout locations and at corners where water concentrates. Sound wood resists. Compromised wood gives.

Check for drip edge while you are up there. A thin line of metal should be visible tucked under the shingles and lapping over the back of the gutter. If you can see raw sheathing edge or shingles overhanging with nothing beneath them, the single most common root cause is present.

The material question at replacement

When fascia is being replaced, it is worth considering what goes back. Primed and properly painted wood is traditional and correct for many homes, particularly where appearance matters. Cellular PVC and fibre cement trim do not rot, cost more initially, and remove this failure mode entirely.

On a heavily shaded elevation under trees where this has already happened once, that is a reasonable argument for a material that will not do it again — because the conditions that caused it are not going to change.
