Two houses on the same street, built the same year, with the same roof. One is green and streaked, the other is clean. This is not luck, and it is not usually a difference in maintenance. It is microclimate, and understanding yours tells you what to expect and what to do about it.
Which direction a roof plane faces determines how much solar energy it receives, and therefore how fast it dries after every rain event.
At Seattle's latitude the winter sun tracks low across the southern sky, so the difference between slopes is extreme during exactly the months when it matters. A south-facing plane gets what light there is. A north-facing plane receives effectively no direct sun for months and stays damp continuously through the wet season.
This is why moss maps so predictably onto north and northeast planes, and it is why two houses across the street from each other — identical except that one is mirrored — can have completely different outcomes. The house whose main roof plane faces south is simply on a different maintenance schedule from its neighbour.
What matters is not how many trees are on the lot but which ones overhang which planes.
A large Douglas fir on the south side of a house may cast almost no shade on the roof while dropping needles nowhere near it. The same tree on the north side, overhanging the roof, delivers permanent shade and continuous debris onto the plane that already has the least drying capacity. Two houses with equal tree cover can therefore have entirely different roof outcomes based purely on geometry.
Deciduous versus coniferous matters too. A bigleaf maple drops heavily in autumn and then allows winter light through bare branches. A cedar or fir shades year-round and drops year-round. For roof longevity, the conifer is significantly harder.
A steeper pitch sheds water faster and holds less on the surface, so it dries sooner after each rain. It also gives moss less opportunity to establish, and debris tends to migrate off rather than sitting.
A shallow pitch holds water longer, retains debris, and gives moss a more hospitable surface. Combine a shallow north-facing plane with an overhanging conifer and you have close to ideal moss habitat.
A tall building or a neighbouring house immediately to the south shades a roof as effectively as a tree. Seattle's dense lots and its topography produce a great deal of this — a house on the north side of a hill, or downslope of a taller neighbour, may be in shadow for much of a winter day regardless of what is growing.
Air movement matters as well. A roof in a sheltered pocket, surrounded by structures and vegetation, has little airflow across it and dries slowly even where it gets some light. An exposed roof on a ridgeline dries quickly — though it pays for that with wind exposure, which is its own specification question.
The surface itself is the last variable and it is substantial.
Asphalt shingle granules present a textured mineral surface ideal for rhizoid attachment, and the limestone filler in the shingle provides a mineral nutrient source. Cedar goes further and offers an organic substrate that growth colonises directly. Metal and glazed surfaces offer very little purchase and shed water fast, which is why a metal roof in the same shaded position stays comparatively clean.
Algae-resistant shingles with copper-infused granules change the equation on asphalt considerably, and a neighbour whose roof was replaced more recently may simply have specified them.
Stand outside on a sunny winter morning and again in the afternoon, and note which roof planes get direct sun and for how long. Then look at what overhangs each plane and from which direction. Then note where moss actually is on your roof.
Those three observations will almost always line up, and once they do you know which planes need attention, which limbs matter most, and where zinc strips will earn their keep.
If your roof is in the favourable category — south-facing, open, steep, no overhanging canopy — moss management is opportunistic. Inspect annually, treat when growth appears, and do not buy a maintenance programme you do not need.
If it is in the difficult category — north-facing, shallow, under conifers, sheltered — accept that this is a recurring maintenance item and plan for it: debris clearing twice a year or more, treatment every one to two years, zinc or copper strips, and targeted limb clearance where possible.
And when replacement time comes, let the microclimate drive the material choice rather than the price list. A permanently shaded plane under mature canopy is the strongest case there is for standing seam metal or synthetic composite, because the conditions will not change and the material is the only variable you control.
