Cedar Shake in Seattle at 20 Years

Cedar is the historically correct roof for a great many Seattle homes. It is beautiful, it is regionally native, and in some design review contexts it is effectively required. It is also the material our climate treats worst. Both things are true, and homeowners considering cedar deserve the second half of that sentence as clearly as the first.

The lifespan gap

Manufacturers and suppliers commonly cite 30 to 40 years for cedar. In the Puget Sound lowlands, particularly on shaded slopes under mature canopy, 20 to 30 is the realistic figure, and the low end of that range is not unusual on a north-facing plane under a big-leaf maple.

The gap is not a manufacturing failure. It is a climate mismatch. Those national figures average across regions where cedar dries thoroughly between wettings.

Why this specific climate is hard on it

Cedar is organic and hygroscopic — it absorbs and releases moisture cyclically with ambient conditions. In a climate with roughly 150 days of measurable precipitation concentrated in an eight-month wet season, with low winter sun angles and mild temperatures providing little drying energy, that cycling never resolves. The wood spends much of the year above the moisture content at which decay fungi become active.

Cedar also gives biological growth something asphalt does not: an organic substrate. Moss and lichen do not merely sit on cedar, they colonise it directly. And unlike asphalt, where moss damage is mechanical — lifting edges, stripping granules — on cedar the growth participates in the decay of the material itself.

What twenty years actually looks like

A well-installed, well-maintained cedar roof in Seattle at two decades typically shows: silvered, weathered colour across the exposed surface, which most owners like; some cupping and splitting of individual pieces, particularly on sun-exposed southern slopes; moss establishment on shaded planes and in any area holding debris; softening at the butt ends of shakes where water lingers; and a scattering of individual pieces that have failed and been replaced.

A poorly installed or neglected cedar roof at the same age looks different: heavy moss mats on north slopes, widespread splitting, dark staining indicating persistent saturation, and often deck problems underneath from years of moisture held against the sheathing.

The installation detail that determines which one you get

Cedar must dry from both faces. Installed directly onto solid sheathing over an impermeable underlayment, the underside cannot dry, and the roof rots from within while looking acceptable from the street.

The correct assembly provides an air gap beneath the wood — historically via spaced sheathing, which is exactly why so many pre-1950 Seattle homes have skip sheathing, and in modern installations via a purpose-made ventilation mat. This is the single most compromised detail on cedar re-roofs, and it is the difference between the twenty-eight year outcome and the fifteen year one.

If you are getting cedar quotes, ask specifically how the underside will be ventilated. A quote that does not address it is quoting a shorter roof than you think you are buying.

Grade matters more than in a dry climate

Cedar is graded, and the top grade is 100 percent heartwood, 100 percent edge grain, and clear of defects. Lower grades include sapwood, which holds more moisture and decays substantially faster, and flat grain, which cups and splits more readily.

In Arizona the grade difference is a matter of appearance and margins. Here it is a durability decision, and buying down on grade to make the budget work is a false economy that shows up in about a decade.

The maintenance relationship

Cedar in this climate is not a purchase, it is an ongoing commitment: periodic gentle cleaning, active moss management, keeping debris out of valleys and off the surface, and replacing individual failed pieces before water gets past them. Homeowners who accept that get decades of a genuinely beautiful roof. Homeowners who expect asphalt-style neglect tolerance are disappointed around year twelve, and by then the deck may be involved.

The alternative worth considering

If you want the cedar look for architectural reasons rather than material authenticity, synthetic composite shakes deliver the profile and shadow line at a distance while presenting no organic material for moss or fungi to consume, absorbing no moisture, and requiring no ventilated-underside assembly. Warranties commonly run 40 to 50 years.

It costs more than asphalt and less than standing seam metal. In a design review context where a shake profile is expected, it is frequently the pragmatic resolution — and in this specific climate, it is the option that gets you the appearance without the argument.
