Before anyone sets a ladder against your house, the ceiling is already telling you a great deal. Most of it gets ignored because nobody explains what to look for. Here is how to read the evidence.
Concentric rings, like tree rings. Each ring is a separate wetting event that spread to a slightly different extent before drying. Multiple rings mean a long-running intermittent leak, and the key implication is upstream: if the ceiling has been wet that many times, the framing and sheathing above have been wet far longer, and the damage there is probably more advanced than the ceiling suggests.
A single patch with a soft, diffuse edge and no rings. One sustained event, still relatively recent. Better news than rings.
A dark, damp, actively expanding patch. Happening now. Best case for diagnosis because you can trace it while wet; worst case for delay.
A straight-line stain. Water following a framing member or a drywall seam and releasing along its length. The line tells you the travel direction — look uphill along it.
Stain at the ceiling-wall junction, or running down a wall. Often a roof-to-wall flashing failure with water entering the wall assembly rather than the attic. This one is regularly misdiagnosed as a window or siding issue, and by the time it shows, the wall sheathing has usually been wet a long time.
Yellow to tan. The most common. Water has passed through wood and carried dissolved tannins with it, which deposit as it evaporates. It confirms the water travelled through framing or sheathing rather than arriving directly.
Brown, darker at the edges. Classic evaporation ring — dissolved material concentrates at the drying perimeter. Older, repeated wetting.
Grey or black, fuzzy in texture. Biological growth rather than staining. Indicates sustained dampness rather than an episode, and it needs the moisture source resolved before any cosmetic repair, or it comes straight back.
Rust-coloured spots in a regular pattern. Corroding fasteners bleeding through, which points to prolonged moisture in the assembly rather than a single event.
Chalky white or pale mineral marks. Deposits left where water evaporated. These record historic wetting even when everything is currently dry — useful for confirming whether a past repair actually worked.
Bubbling paint with little or no discolouration. Frequently vapour rather than liquid water — a humidity problem rather than a leak. Worth testing before roofing work is contemplated.
Sagging or a visible bulge. Water is being held above, and saturated drywall is heavy. Treat this as a safety matter: keep people out from underneath, and relieve it deliberately from the side with a bucket beneath rather than waiting for it to fail on its own.
Nail pops or seam cracking near a stain. The drywall has been through a wet-dry cycle and moved. Corroborates that wetting was significant, not superficial.
Texture dissolved or washed flat in a patch. A lot of water passed through, quickly.
Take a pencil and trace the outer edge of the stain, then write the date beside it. That is the whole technique, and it answers the single most valuable question in the entire diagnosis: is this active?
If the stain grows past your line, the leak is live and needs attention now. If it does not move across a full Seattle wet season, it is historic — possibly from a leak already repaired, possibly from a condition that has since changed. That distinction determines whether you are buying an urgent repair or investigating a puzzle, and it costs nothing to establish.
Photograph it too, dated, for the same reason. If an insurance conversation ever follows, a documented progression is worth considerably more than a description.
One limit worth being clear about: the stain's location tells you where water exited, not where it entered. Water travels along rafters, across sheathing, and on top of ductwork before it drips, and twenty feet of lateral travel is unremarkable.
So read the ceiling for the character and history of the leak — active or historic, brief or chronic, liquid or vapour. Then go looking for the source somewhere else entirely.
Inexpensive, and it answers the question that matters most: is this wet right now, or is it a dried historic stain?
Pinless models read through the surface without leaving holes, which matters on a finished ceiling. The technique is comparative rather than absolute — take readings on unaffected ceiling in the same room to establish a baseline, then read the stained area. A significantly elevated reading means active moisture. A reading matching the baseline means the stain is historic, whatever it looks like.
This single distinction determines whether you are dealing with an emergency or a cosmetic repair, and guessing at it is how people pay for urgent work on a leak that was fixed two years ago.
Thermal imaging does not see moisture. It sees temperature differences, and wet material is often cooler than dry material because of evaporative cooling. That is a useful proxy and it is frequently misread.
Cold spots can equally indicate missing insulation, a framing member, an air leak, or a duct behind the drywall. Thermal imaging is good at telling you where to point the moisture meter and poor at proving anything on its own. Treat any inspection report that relies on thermal images without moisture readings as suggestive rather than conclusive.
Brown and yellow tidemarks are mineral and tannin deposits — a record of water, not a biological problem. They are a cosmetic repair once the source is fixed.
Grey or black discolouration with a fuzzy or speckled texture is biological growth, and it means the surface has been damp for an extended period rather than wetted once. That changes the response in two ways. First, painting over it does not work — growth returns through the paint because the substrate is still colonised. Second, growth on a ceiling implies conditions above the ceiling that are worth understanding, because the cavity has been damp too.
The sequence that works: fix the moisture source first, let the assembly dry fully, address the affected material, and only then repair the finish. Reversing that order guarantees a repeat, and repainting a damp ceiling traps moisture in the drywall.
Where growth is extensive, where anyone in the household has respiratory sensitivity, or where you cannot establish how long the area has been wet, that is the point to involve a professional rather than a scrub brush.
Sometimes the ceiling is the only access, particularly with a vaulted assembly or a sealed cavity. Cutting a small hole feels drastic and is frequently the cheapest diagnostic available.
A neat rectangular opening a few inches across, cut cleanly, is straightforward to patch and repaint. Attempting to diagnose a concealed cavity by guessing costs considerably more.
Two placement rules. Cut where the evidence is, but slightly to one side of the wettest point so you can see the surrounding condition rather than only the failure. And check for wiring and plumbing before cutting — a stud finder with live wire detection, and caution near any ceiling fixture, switch, or bathroom above.
A borescope through a very small hole is the less invasive version and is often enough to establish whether insulation is wet, whether an air channel exists in a vaulted bay, and what condition the sheathing is in.
