Leak or Condensation? A Decision Tree

In this region a large share of suspected roof leaks are not leaks. Getting this wrong is expensive twice over — you pay for roofing that fixes nothing, and the actual moisture source keeps degrading your structure. Here is a decision sequence you can work through yourself before anyone quotes.

Step 1: Does it correlate with rain, or with cold?

The single most useful question. Keep a note for a few weeks: when does the damp appear or worsen?

Worse during and after rain, especially wind-driven rain from a particular direction → leak. Continue to Step 2.

Worse on cold clear nights when no rain is falling → condensation. On a clear night the roof surface radiates heat to the open sky and drops below ambient air temperature, which is exactly when sheathing goes below the dew point of the attic air. Skip to Step 4.

No clear pattern → keep going; the next steps will separate it.

Step 2: Is the damage in a path or across a plane?

Go into the attic on a bright day, lights off, flashlight raking along surfaces at a shallow angle.

Staining concentrated along a line, radiating from one area → leak. Follow the trail uphill to find the entry point.

Discolouration spread evenly across an entire slope, worst near the ridge and on the north side, with the south slope comparatively clean → condensation. Water does not enter a roof uniformly across an entire plane; only air does.

Step 3: Look at the nail tips

Roofing nail shanks protrude through the underside of the deck. Metal conducts heat far better than wood, so nail tips run colder than the surrounding sheathing and condense first.

Beading, dampness, or rust rings on nail tips throughout an area → condensation signature. In a cold snap you may see actual frost on the tips while the wood between them looks dry.

Rust concentrated around a few nails in one spot → localised leak.

Step 4: Check the three usual causes

If the evidence points to condensation, look for the mechanisms before assuming it is a mystery.

Exhaust duct terminations. Follow every bathroom fan duct and the dryer duct. Each must exit the building through the roof or a wall with a hooded termination. A duct ending in open attic space — or one that was connected to a roof vent and has fallen off, which is very common — is pumping humid indoor air directly at your sheathing. This alone frequently explains the whole problem.

Soffit intake. Look toward the eaves at the lowest point of the attic. You should see the vents and daylight through them. Insulation drifted into that space closes the intake side, and without intake, ventilation does not function regardless of how much ridge vent exists.

Ceiling bypasses. Recessed light housings, plumbing penetrations, the attic hatch, and gaps at wall top plates all let warm moist indoor air upward. Look for dark cone-shaped staining in the insulation around these points, which marks air movement over time.

Step 5: Measure your indoor humidity

A hygrometer costs very little and settles a lot of arguments. In a Seattle winter, indoor relative humidity sustained above roughly 50 percent is high enough to drive condensation in an unremarkable attic. Sustained above 60 percent, the attic is almost certainly getting more moisture than any ventilation system can remove.

Two useful correlations: does humidity spike after showers and stay elevated, indicating bathroom fans that are undersized, unused, or venting into the attic? And is it noticeably higher after a weekend when the house was fully occupied? Both point to interior moisture generation as the source rather than anything on the roof.

Step 6: When both are true

Worth saying plainly, because it is common: a house can have both. A minor leak at a vent boot and a serious condensation problem can coexist, and fixing only one leaves you convinced the diagnosis was wrong.

If you find a localised path and broad even discolouration, treat them as two separate projects with two separate fixes. The roofing repair addresses the boot. The ventilation, air sealing, and duct work addresses the plane. A contractor who insists it must be one or the other has not looked carefully enough.

Why this matters for what you buy

Roofing work fixes leaks. It does not fix condensation, and a new roof installed over an unchanged interior moisture source will rot exactly the way the old one did. If you conclude condensation is involved, the scope you want includes duct terminations, air sealing at the ceiling plane, baffles, and restored soffit intake — and a re-roof is the cheapest moment in twenty-five years to do all of it, because the deck is open and the attic is reachable from above.
